Authorities are searching for Basil Tikriti, 54, of Marina del Rey, who remains at large.<\/span><\/p>\n<p style=\"text-align: center;\" data-start=\"597\" data-end=\"815\"><span style=\"font-size: 20px;\">Prosecutors allege the defendants carried out the scheme in late 2023 and early 2024, using the stolen identities of the homeowner and a purported buyer to complete the sale and secure about $975,000 in mortgage funds.<\/span><\/p>\n<p style=\"text-align: center;\" data-start=\"817\" data-end=\"1170\"><span style=\"font-size: 20px;\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-medium wp-image-57378\" src=\"https:\/\/cjnotebook.com\/wp-content\/uploads\/2024\/08\/FBI_1724901137.png\" alt=\"\" width=\"1\" height=\"1\" \/><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-6172 alignright\" src=\"https:\/\/cjnotebook.com\/wp-content\/uploads\/2014\/09\/FBI-Insider-Trading-300x228.jpg\" alt=\"\" width=\"300\" height=\"228\" srcset=\"https:\/\/cjnotebook.com\/wp-content\/uploads\/2014\/09\/FBI-Insider-Trading-300x228.jpg 300w, https:\/\/cjnotebook.com\/wp-content\/uploads\/2014\/09\/FBI-Insider-Trading-45x35.jpg 45w, https:\/\/cjnotebook.com\/wp-content\/uploads\/2014\/09\/FBI-Insider-Trading.jpg 500w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/>According to court records, Cardona, who operated Golden Escrow in Downey and Sherman Oaks, controlled the transaction and falsely represented both buyer and seller. <\/span><\/p>\n<p style=\"text-align: center;\" data-start=\"817\" data-end=\"1170\"><span style=\"font-size: 20px;\">Investigators say the group created fake identification cards, purchase agreements, deeds, and loan applications, and submitted the documents to a lender that unknowingly funded the loan.<\/span><\/p>\n<p style=\"text-align: center;\" data-start=\"1172\" data-end=\"1454\"><span style=\"font-size: 20px;\">Tikriti allegedly impersonated both the seller and buyer, while Reyes and Akopyan acted as mortgage brokers, submitting fraudulent applications. After funds were deposited into escrow, Cardona allegedly routed the money to third parties so the defendants could collect the proceeds.<\/span><\/p>\n<p style=\"text-align: center;\" title=\"\" data-start=\"1456\" data-end=\"1599\"><span style=\"font-size: 20px;\">Victims include the homeowner, who lost title to the property; the buyer, left responsible for the mortgage; the lender; and the title company.<\/span><\/p>\n<p style=\"text-align: center;\" title=\"\" data-start=\"1601\" data-end=\"1668\"><span style=\"font-size: 20px;\">Each defendant faces up to 30 years in federal prison if convicted.<\/span><\/p>\n<p style=\"text-align: center;\" title=\"\" data-start=\"1670\" data-end=\"1746\" data-speechifyclicktoplay-highlight=\"true\" data-speechifyclicktoplay-no-background=\"true\"><span style=\"font-size: 20px;\">The FBI is investigating with assistance from the Burbank Police
